Why Seminole County Homeowners Choose Southern Construction
- Building since 2005: two decades of Central Florida pools and enclosures, not a new franchise.
- Close by: our Deltona office is just across the St. Johns River from Sanford, Lake Mary and Longwood.
- Rainforest is made right here: Rainforest fiberglass pools are built in Longwood, so your shell travels a few miles, not a few hundred.
- Pool, deck and cage from one contractor: we build the screen enclosure with American-made Phifer screen, so you are not coordinating two companies.
- Licensed for the whole job: Florida Certified Residential Pool/Spa Contractor CPC1461713, Certified General Contractor CGC1511557 and Structural Aluminum and Screen Enclosure Contractor SCC131154698.

Seminole County Pool Permits and Safety Rules
Every new pool in Florida needs a safety barrier under the Residential Swimming Pool Safety Act (Florida Statutes Chapter 515). Seminole County requires a signed Pool Safety Affirmation that names which option you will use: an approved safety pool cover, a removable mesh barrier, a fence or wall barrier, or a screen enclosure. Doors and windows that open to the pool area also need an approved option such as exit alarms, self-closing and self-latching doors, or a pool alarm. Lots on a lake or waterway have extra fencing rules.
Most of our Seminole County customers choose a screen enclosure as the barrier, because it also keeps out leaves, bugs and no-see-ums. A Notice of Commencement is required for jobs over $5,000, and we record it for you.

Fiberglass Pool Brands We Install
- Latham: one of the largest fiberglass pool manufacturers in the country; many Latham models ship from Zephyrhills, Florida.
- San Juan: fiberglass shells made in Lakeland, Florida.
- Rainforest: fiberglass pools made in Longwood, Florida, in Seminole County.
Carrying three brands means we can match the right shape and size to your yard instead of selling you the only line we have.
Pool and Enclosure Packages
Because we are licensed to build both, we can design the pool, the deck and the Seminole County pool enclosure as one project, on one schedule, with one warranty contact.
FAQs
How much does a fiberglass pool cost in Seminole County?
Most installed fiberglass pools in Seminole County run from about $45,500 for a small pool to $82,400 for a large 15 to 16 ft wide pool. Pool and spa combos run $56,000 to $80,400.
How long does a fiberglass pool take to install in Seminole County?
Most installs take 8 to 12 weeks from contract, depending on weather, permitting and the project. The shell itself is set in a day or two; permits and inspections set the pace.
Do I need a screen enclosure for my pool in Seminole County?
Florida law requires a pool safety barrier, and a screen enclosure is one of the approved options on the Seminole County Pool Safety Affirmation. A fence, mesh barrier or approved safety cover also qualifies.
Do you install Rainforest pools?
Yes. Rainforest fiberglass pools are made in Longwood, and we install them along with Latham and San Juan pools.
Which Seminole County cities do you build in?
Lake Mary, Heathrow, Oviedo, Longwood, Winter Springs, Sanford, Geneva, Chuluota, Altamonte Springs, Casselberry and unincorporated Seminole County.
Is fiberglass a good choice for Central Florida?
Yes. Fiberglass has a smooth, non-porous finish that resists algae, needs fewer chemicals than plaster, and installs faster than concrete. Like any pool in an area with a high water table, it should not be drained without a professional checking groundwater first.
