Screened Porches and Patio Enclosures in Central Florida

Southern Construction builds screened porches, lanais and patio enclosures across Volusia, Seminole, Orange and Osceola counties. We screen in existing covered patios, build new screen rooms with 3-inch insulated roof panels, and add knee walls, doors and gutters. Every new porch is engineered and permitted, every screen is American-made Phifer, and we have been family owned and operated since 2005. Call 386-574-7567 or request a free estimate.

Screened Porch Options

  • Screen in an existing covered patio or lanai: we frame in the openings under your roof with aluminum and screen.
  • New screen room with an insulated roof: a 3-inch insulated aluminum roof panel keeps the room cooler than open screen and attaches to your house fascia.
  • Screen room with a screen roof: open to the sky, like a small pool cage on your patio slab.
  • Upgrade later to a sunroom: want glass and climate control? See sunrooms and Florida rooms.

Details That Make a Porch Last

  • Knee walls and kick plates along the bottom, where pets, chairs and lawn equipment hit the screen.
  • Phifer Pet Screen on lower panels and doors if you have dogs or cats.
  • Florida Glass privacy screen on knee walls for privacy from the neighbors.
  • 7-inch super gutters and downspouts on insulated roofs to carry Florida rain away from the slab.
  • Screen doors included in the enclosure price.

Permits and Engineering

A new screen room needs engineered drawings and a building permit, and many HOAs need to approve it first. We prepare the drawings, pull the permit and handle the HOA paperwork. In Seminole County, a Notice of Commencement is required for jobs over $5,000, and we record it for you.

How It Works

  1. Free consultation and measure.
  2. 3D design of the porch on your house.
  3. Engineering, permit and HOA approval, handled by us.
  4. Construction, then a final walkthrough.

American-Made Phifer Screen on Every Job

We install Phifer screen, woven in Tuscaloosa, Alabama, not imported mesh. In Phifer’s published testing, its 18×14 Pool & Patio Screen tested at 170/125 warp/fill strength, while an imported 18×14 tested at 88/85, weaker than Phifer’s own window screen. Stronger screen lasts longer in Florida sun and storms. See the full comparison on our screen repair page.

FAQs

How much does a screened porch cost?

Screened porches are priced by the square foot of wall and roof area, and an insulated roof costs more than a screen roof. We measure for free and give you a written quote.

Do I need a permit to screen in my porch?

In most cases, yes. A new screen room needs engineered drawings and a building permit. We handle both, plus your HOA approval.

Can you screen in the patio under my existing roof?

Yes. We frame in the openings under your existing roof with aluminum and screen, with doors and knee walls where you want them.

What is an insulated roof screen room?

A screen room with a 3-inch insulated aluminum roof panel instead of a screen roof. It blocks sun and rain and stays cooler underneath, and it attaches to your house fascia.

What is the difference between a screened porch and a sunroom?

A screened porch has screen walls and stays open-air. A sunroom has windows and can be climate controlled.

Do you repair existing porch screens?

Yes. Panel repairs start at $145 installed, with no trip fee. See screen repair or full rescreens.
